One of the biggest expenses in renovation is replacing the roof covering. It is therefore important to know the condition of the roof, in order to have a fair estimate of the costs associated with replacing the roof covering.
Different types of roof covering
Depending on the type of roof (flat or sloping), the budget and the environmental aspect, there are several types of roofing.
Coatings for a flat roof
A flat roof is generally used for multiplex type buildings or condominiums. The most common coverings for a flat roof are:

· Multilayer (asphalt and gravel)
· Elastomeric membrane
· EPDM membrane
· Thermoplastic membrane
· TPO membrane
Coatings for a sloping roof
The pitched roof is the most common type of covering for single-family houses, bungalows, etc. There are several choices for this type of roof, such as:

Lifetime
The lifespan of each type of roofing varies depending on the materials, as well as their installation method. It must be taken into account that the lifespan of each cover is nominal and depends on the maintenance that must be done regularly. The estimated lifespan of certain types of roofing is as follows:

The building inspector checks the condition of the roof to ensure that maintenance has been done correctly. Signs and clues on the roof that guide the inspector to a conclusion about the condition of the roof are as follows:
· Signs of wear and deterioration of the asphalt shingle

· The membrane joints may be loose and cracks may be visible.
· The flat roof has cracks, bulging and discoloration.
· The presence of puddles of water on the roof indicates a poor roof drainage slope or a clogged roof drain.

· The presence of water rings on the ceiling of the top floor, in the case of a flat roof, or in the attic, in the case of a sloping roof, indicates water infiltration.
