COMMERCIAL BUILDING INSPECTION: to be determined
A commercial building inspection is meant to identify the current condition of the property as well as the cost that must be paid to make any of the necessary repairs. ... Everything from the interior of the building to the ventilation and air conditioning system will be checked during a commercial building inspection.

COMMERCIAL HEALTH CHECK INSPECTION: To be determined
A commercial health check inspection is a thorough assessment of a commercial property to ensure compliance with health and safety regulations. It covers sanitation, food safety, occupational health, environmental concerns, emergency preparedness, and regulatory compliance. The inspection report provides recommendations for corrective actions to maintain a safe environment for employees and customers.


NEW CONSTRUCTION INSPECTION: $750
Are you building a new home? I’ll come out during different phases of the construction process to make sure your project is being executed according to your specs. I can verify that scheduled work has been completed before you make a payment to your contractor. I’ll also come out prior to project completion to help you and your general contractor devise a punch list of remaining items. This is not a code-compliance inspection for your contractor, but a New Construction Inspection for you.

CONTINGENCY FUNDS STUDY AND LOGBOOK: To be determined
The inspection of condominiums for the study of the contingency fund and maintenance log involves assessing the financial reserves set aside for unexpected expenses and reviewing maintenance records to ensure proper upkeep. This helps identify potential financial risks and maintenance deficiencies, allowing proactive measures to maintain the property's value and livability.

COOPERATIVE HEALTH CHECK INSPECTION: To be determined
Cooperative health check inspection is a collaborative effort involving government agencies, health organizations, and community groups to assess health conditions and risks within a population or setting. The goal is to ensure compliance with health standards, identify hazards, and promote wellness through on-site inspections and data analysis.


FULL HOME INSPECTION: $595
A home is a significant investment, and understanding its condition is crucial. I'll conduct a non-invasive evaluation of the accessible structure, systems, and components. While not exhaustive, the inspection will provide valuable knowledge to reduce your anxiety and make an informed decision when buying a home.

PRE-PURCHASE INSPECTION ANCESTRAL HOUSE: $850
A pre-purchase inspection of an ancestral house is a critical step before buying to ensure the property's structural integrity, safety, and historical features are in good condition. It involves assessing the house for structural issues, electrical and plumbing concerns, historical significance, safety hazards, pest infestations, and other potential problems. The inspection report helps buyers make informed decisions and negotiate any necessary repairs or renovations with the seller.


MOVE-IN INSPECTION: $595
Are you selling your home? Let me inspect it before you even list it. A Move-In Certified® Seller’s Inspection alerts you to any defects or problems with your home so that you can address them before prospective buyers discover them. You can then take the time you need to obtain reasonable repair estimates. Avoid 11th-hour negotiations and delays, and justify your full asking price by having your home for sale inspected now.


HEALTHY HOME INSPECTION: $595
Scientific evidence demonstrates a solid relationship between housing conditions and human health. Studies on the economic burden of specific defects in homes show costs rising into the billions of dollars annually. Defects in the home contribute to both poor health and the economic burdens on society at large.


ANNUAL HOME MAINTENANCE INSPECTION: $400
Especially if you’re a new homeowner, an Annual Home Maintenance Inspection can help you understand and plan for the demands of maintaining your home properly. Some tasks are seasonal, and some items require more frequent attention. Let me help you start on the path of responsible homeownership by identifying any issues, and educating you about what should be done each year to keep your home in top condition. Even if you’re a veteran homeowner, my inspection can verify whether your home’s maintenance is sufficient, or whether any problems have developed during the past year.


HOME ENERGY INSPECTION: to be determined

REPAIR VERIFICATION: to be determined
Have you had remodeling or repair work done by a contractor to address a deficiency, or to adapt or modernize some structure or system of your home? I will inspect it to make sure that the materials, installation and workmanship meet quality standards and your specifications. This is not a code-compliance inspection, but an inspection to check that the work was completed properly.


MOISTURE INSPECTION: $100
Moisture meters detect and measure moisture in building materials. I use them to check areas near plumbing, AC units, bathrooms, and wooden components in contact with the ground. Appliances can cause leaks or condensation, leading to elevated moisture levels. With a moisture meter, I locate the source of moisture issues. Immediate correction is necessary to prevent mold growth.


SEWER SCOPE INSPECTION: $250
Are your sinks and tubs emptying too slowly? I will use a special camera to scope your sewer line to visualize any blockages that are interfering with your plumbing system’s proper drainage. Finding and addressing such problems now can head off catastrophic and expensive repairs later.


SEPTIC SYSTEM INSPECTION: $300
I will conduct an inspection of your onsite wastewater (septic) treatment system, assess its overall condition and maintenance, test for functional operation, and advise you of my findings. If the system is overloaded, I can recommend further steps you can take to remedy the problem.


WATER QUALITY INSPECTION: $150
Our water quality inspection service is designed to assess the safety and purity of the water in your home. Our expert inspectors will conduct a thorough evaluation of the water supply, examining various parameters to ensure it meets quality standards. This inspection includes testing for contaminants, such as bacteria, lead, chemicals, and other potential hazards. We use state-of-the-art testing methods and equipment to provide accurate and reliable results. After the inspection, you will receive a detailed report outlining the findings, along with any recommended actions to address any identified issues.


RADON GAS TEST: $150
Although radon is a naturally occurring gas in our environment, it's also the second leading cause of lung cancer deaths in the U.S., according to the Surgeon General. One out of 15 homes is estimated to have dangerously elevated radon levels. The Surgeon General and the Environmental Protection Agency recommend testing all houses. Millions of Americans have had their homes tested for radon, and you should, too.


ROOF INSPECTION: $250
Do you need just a roof inspection performed for insurance or other purposes? I will perform a standalone Roof Inspection & Certification and evaluate your roof from the eaves, as well as walk it (when it is safe to do so) to assess its overall condition, including the presence and status of flashing, chimneys, vents, skylights, and other penetrations.


EIFS STUCCO INSPECTION: $450
Stucco is an attractive exterior cladding that has superior insulation value, weather resistance, and longevity. It can be applied over a range of surfaces, including masonry, metal, and wood. Stucco requires an expert to properly apply and repair it. Stucco also requires specialized knowledge to accurately identify its different components. I’ll perform a non-invasive inspection to determine the type of stucco system on your home, and make recommendations for maintenance and repair, if necessary.



DECK INSPECTION: $50
A deck inspection should progress in much the same order as deck construction. Inspectors should start at the bottom. If a deck is deemed unsafe from underneath, the inspector should not walk out onto the deck to inspect decking, handrails, etc. The inspector should stop and report the safety issues.


POOL & SPA INSPECTION: $200
Your pool requires proper maintenance and regular inspection so that you can enjoy it for years to come. Your pool maintenance professional is responsible only for the pool’s chemistry and cleanliness. Let me inspect it for all the other items that will ensure its proper condition and safety. I follow a comprehensive checklist and will inspect for the following: water level; leaks; valves; main drains, grates, and inlets; blockages, debris, staining, and biological growth; heater and thermostat; adequate fencing and gate security; deck safety; electrical safety, switches, alarms, and lighting; and more.



PRIVATE WELL INSPECTION: $275
Private wells that are constructed properly are usually safe, but problems can occur that can introduce contaminants into the water supply. I’ll check your private well for basic structural issues, and take a water sample to test it for lead, microbial pollutants, and dangerous chemicals.



INFRARED INSPECTION: $100
I use a state-of-the-art infrared camera to find problems that aren’t always apparent to the naked eye. By evaluating these images, I can detect sources of energy loss, locate areas of moisture intrusion, pinpoint dangerous hot spots in the electrical system, and uncover other problems, such as wood-destroying pest and rodent infestations, as well as flue leaks in the chimney, which can lead to carbon monoxide poisoning.


PRE-DRYWALL INSPECTION: $250
One way to ensure that a house is built according to its specifications is by performing a pre-drywall inspection. “Pre-drywall” refers to a phase during the homebuilding process just after the installation of certain elements – such as the doors, windows, foundation, flooring, wall and roof components, plumbing and electrical rough-in – and right before the drywall is hung. This in-progress or construction-phase inspection is useful because drywall can obscure some aspects of the interior and make identifying or fixing any problems both difficult and expensive, once the new home is completely finished.


DRONE INSPECTION: $150
I use a state-of-the-art, camera-mounted unmanned aerial vehicle (UAV) or drone to capture images of unsafe or hard-to-access areas, such as tall roofs. I can get an up-close look at any issues and defects that would otherwise not be properly inspected and reported. I can also take aerial photos of the property for real estate listings and informational purposes.


4-POINT INSPECTION: $125
Many insurance companies require a 4-Point Inspection for homeowner’s insurance and renewals for an existing policy on an older home. The “four points” covered in this limited inspection include the four vital systems of the home: the roof, electrical, plumbing, and HVAC. This inspection identifies their components, determines their age, and assesses their overall condition.


WIND MITIGATION INSPECTION: $100
Wind mitigation helps limit the amount of wind damage inflicted on a home. Many homeowner's insurance companies offer incentives, such as premium discounts and rebates, for implementing specific protections. And if you’ve already made certain improvements, a Wind Mitigation Inspection can provide the verification you need to receive credits and discounts.


CHIMNEY & FIREPLACE INSPECTION: $450
A level-one chimney inspection includes a visual check of the fireplace and chimney without any special equipment or climbing up on the roof. The inspector will come to your house with a flashlight; look for damage, obstructions, creosote buildup, and soot; and tell you if the chimney requires sweeping.
